Taxes for CCL residents are $100 per evaluation. Tax rates are set by government agencies and subject to change on an annual basis. The tax rates presented are an estimation based upon on the previous year's tax rates and/or third party information and are provided as a courtesy without representation or warranty of any kind (expressed or implied) for completeness, accuracy, or all other purposes. The Cypress Creek Lakes POA recommends that the local taxing authorities be contacted for the most recent and/or up to date information.

FAQs

Our trash day is Monday (Red bins are only picked up on Monday).  Heavy Trash Day is Thursday.

Trash is collected by Best Trash (281) 313-2378.

If the scheduled collection day falls on any of the following holidays, the normal service will be resumed the next scheduled pick up day.  Holidays are New Year's Day, Independence Day, and Christmas Day.

1/26/18 Update on CNH Fence
The fence replacement project along Cypress North Houston encountered a minor delay due to the needed corrections of (4) of the homeowner Agreements, but this has now been completed and they have been submitted to Towne Lake for processing on their end.  The CCL Board also recently met with both Towne Lake and their contractor to discuss next steps for the project, of which they are now working on the specifics which they hope to provide for us to share very soon.  Although all of the planning and scheduling at this point is now in Towne Lake's court, we can share that they anticipate mailing notifications to each of the recipient homeowners very soon which will contain the pertinent information with what to expect throughout the project.  They also intend to place door tags as well just prior to beginning the work.  The removal of the old fence will be performed in stages so that no homeowner should expect to have their back yards completely exposed for any longer than necessary until the new fence is installed.  We hope to share more very soon!

2/28/18 POA Communication Update
The following are a few updates the Board would like to share with the community.A response was received from Harris County Engineering Department concerning the request to lower the speed limit on Cypress North Houston where it passes through Cypress Creek Lakes.  They completed their study and have recommended that the speed limit be lowered to 40 mph east of Fry Road, and that the school zone speed limit also be lowered to 25 mph as well.  The signs will be updated to reflect these changes once they can be fabricated and a crew assigned to install them.  A response was received from Harris County Engineering Department concerning the request to install additional stop signs at the Cypress Creek Bend Lane and Field Cypress Lane intersection.  They completed their study and recommended against installing additional stop signs at this time, however they did recommend relocating, and completing the work as soon as possible, the current stop signs that exist on Field Cypress so that they are closer to the intersection in an attempt to improve sight distance for vehicles trying to turn onto Cypress Creek Bend Lane.  Though this result will not likely have the intended consequence, at least it offers a stepping stone in the right direction should another request for a study be made in the future.  As for addressing excessive speeding on Cypress Creek Bend Lane, the Board has requested that the Constables on patrol continue to monitor this road to help deter speeders.  This week Towne Lake mailed out the notifications to the 32 homeowners along Cypress North Houston who will be having their fencing replaced.  Work is expected to begin mid-March and be completed by mid-April (if the weather cooperates of course).   Upcoming events to put on your calendar: March 22: 1st Quarter Board Meeting @ 7:00pm in the Phase 2 Rec Center (this is just an FYI, official notifications will still be made closer to the meeting date) March 23: FOOD TRUCK FRIDAY (5:30 - 9:00pm) held at the Phase 2 Rec Center (save the date, more details to come) April 7:  CCL Community Spring Garage Sale April 28: CCL SPRING FLING  (4:00 - 9:00pm) to be held at the Phase 1 Splash Pad Park (save the date, more details to come)
